We now live in an increasingly digital age – so we’re more likely to see a photograph of something than look at the real thing itself with our own eyes. The same is increasingly true of properties – which are now commonly judged based on images alone.
The online revolution has changed how we buy and sell properties – with buyers spending evenings browsing online rather than visiting estate agents in person and organising viewings based on their recommendations. This means that most viewings are secured based on the images of a property buyers see alone – which makes property photography more important than ever before.
Why does property photography matter?
Human beings are visual creatures – and it’s fair to say that we tend to make decisions based on what we see. They say that first impressions count – and as photographs are going to be the primary image of your property potential buyers see, they are naturally important. Whether displayed in the window of an estate agent or an online property site, images help buyers to decide whether they’re going to spend time viewing a property in person. Therefore your property’s prospect of sale is only as good as the photographs that represent it.
Is professional photography best?
Professional property photographers are experts in their field. Their work is an art form – and they’re highly skilled, experienced individuals who are able to assess your home as soon as they walk in. They know how a space needs to be presented, how properties must be photographed to attract buyers and disguise negatives. They have a visual appreciation that enables them to accentuate and emphasise the best, and beautify potential drawbacks. For this reason, they’re the best option when deciding who will take pictures of your property. Professional photography can add value to your home or help you to sell it at your desired asking price – so it’s often worth the investment, which normally comes in between £250 and £1,000 depending on the size of your property and the photographer you approach.
Dressing your home for a property shoot
If you choose to hire a professional photographer they will take the lead, working with you to dress your home for the shoot. This might involve adding fresh flowers or swapping dark, heavy drapes for light and airy ones. There may be some additional steps you can take before the day itself, however – such as tidying, de-cluttering and painting. Make sure any outstanding maintenance tasks are completed well before the shoot date – as unsightly details and unfinished DIY jobs will negate the benefits of having a professional round to capture your property.
